General Terms and Conditions (GTC) - Rental agreement for guests

Welcome to Schweden-Ferienhaus24!
By booking a holiday home via Sweden-Ferienhaus24.de you confirm these terms and conditions and agree that they apply as a rental agreement between you (the tenant) and the homeowner. Schweden-Ferienhaus24 acts as an intermediary and establishes contact between guests and owners.

§ 1 Rental property and description

1.1 All holiday homes are Sweden-Ferienhaus24.de described in detail. The information on the furnishings, location and condition of the house is based on information provided by the owners.

1.2 Photos are for illustrative purposes only and may differ slightly from reality due to changes in wide angle or perspective.

1.3 Changes to the furnishings and equipment may occur and are the responsibility of the homeowner. Significant changes will be updated by us.

1.4 Distances to lakes, towns or places of interest are approximate and may vary slightly.

§ 2 Booking and conclusion of contract

2.1 Bookings are made via our website Sweden-Ferienhaus24.de.

2.2 With the confirmation of the booking, the Rental agreement between you and the homeowner. Confirmation will be sent by e-mail within 48 hours.

2.3 A booking is only binding once the deposit has been received in accordance with § 4.

2.4 By making a booking, you agree to these GTC, which constitute a rental agreement between you and the Homeowner.

§ 3 Rental period, arrival and departure

3.1 Journey: The journey usually takes place from 16:00. Earlier arrival is possible by prior arrangement.

3.2 Departure: Departure usually takes place until 9:00 am. A later departure is possible by arrangement.

3.3 The booked rental period is binding. A shortening or extension is only possible after consultation with the property owner.

§ 4 Prices and payment

4.1 The prices quoted are in euros. Water and heating costs are generally included. Electricity costs are charged separately, unless otherwise stated.

4.2 Terms of payment:

Deposit: 25 % of the total amount within 10 days after receipt of the booking confirmation.
Final payment: at the latest 40 days before arrival.

4.3 Payment methods:

Bank transfer
Credit card (Visa, Mastercard)
PayPal
Google Pay, Apple Pay

4.4 Additional services such as sauna hire or bicycles are charged separately and can be paid for on site or in advance.

§ 5 Obligations of the tenant during the stay

5.1 The holiday home may only be occupied by the number of persons stated in the booking. The rental agreement may be cancelled in the event of over-occupancy.

5.2 The tenant undertakes to treat the house with care and to use all furnishings properly. Any damage must be reported immediately to the owner of the house or to Schweden-Ferienhaus24.

5.3 A deposit may be requested prior to arrival. This will be refunded after departure if no damage is found.

§ 6 Cancellation and withdrawal by the tenant

Cancellation free of charge (grace period):
The tenant can cancel his booking within 7 calendar days after the booking date free of charge cancel, if the date of arrival is at least 30 days in the future.
Cancellation must be made in writing (e.g. by e-mail). The date of receipt of the cancellation notice by the landlord or the agency shall be decisive.
Cancellation fees after the grace period has expired:
After the grace period has expired, the following Flat-rate cancellation fees in relation to the total price of the booking:

Non-arrival:
In the event of no-show without prior written cancellation, the full booking amount is due.
Rebookings:
A rebooking to another period or another holiday home is only possible after consultation and availability. There is no entitlement to this. In this case, depending on the time of the rebooking, the above-mentioned cancellation fees may apply. cancellation fees may apply.
Travel cancellation insurance:
The tenant is expressly recommended to Travel cancellation insurance to protect yourself against possible cancellation costs.

§ 7 Defects and complaints

7.1 If you notice any defects on arrival, please inform the homeowner or Schweden-Ferienhaus24 immediately.

7.2 The homeowner has the right to rectify defects within a reasonable period of time.

7.3 Subsequent complaints cannot be considered.

§ 8 Cancellation by the landlord

8.1 The property owner may cancel the rental agreement in unforeseen circumstances (e.g. damage to the property). In this case, the entire rental amount will be refunded.
